What is design-build construction?
Design-build is simply a project delivery system used in the construction industry in which the design and construction portions of the project are coordinated by a single contractor (typically a licensed, general contractor). This minimizes risk of the design facing constructability challenges and reduces overall costs for the project owner. This also often allows the project to move forward smoothly and be completed on a tighter schedule than if the project were designed by one firm and constructed by another.
We have designed many custom homes over the years and have close working relationships with design and engineering professionals as well as subject matter experts in every possible construction related field. Having personal relationships with design review and permitting authorities, surveyors, local soils and wastewater engineers, and HOA boards makes our process fairly routine. Designing a custom project we intend to construct allows us to give real time information on the actual cost of construction during the design phase. We can also discuss material choices and finish selections during production of construction documents which cuts down on confusion and need for last minute decisions during the construction phase. While we typically don’t design homes for clients who don’t want to build with us, we perform the preconstruction portion as a service to our custom home clients.
